Let me start of with the location of Palm Coast-
Palm Coast is situated in the eastern portion of Flagler County, which is located on the Atlantic Ocean, in the heart of Northeast Florida, equidistant between the cities of Jacksonville and Orlando or St Augustine and Daytona Beach. Currently, the City of Palm Coast has a population of 60,000 residents and covers an area of approximately 60 square miles. City of Palm Coast, Flagler County Florida. Flagler County is located on the Northeast coast of Florida.
It is 60 miles south of Jacksonville and 20 miles north of Daytona Beach. It has 26 miles of natural un-crowded beaches, on the majestic Atlantic Ocean, the Intra-coastal Waterway, many parks and protected recreational areas. Freshwater lakes and canals, saltwater canals, first class golf courses, tennis, water sports and the oldest marine attraction makes this area a great place to visit and Palm Coast Florida has many fun things to do such as, enjoy tennis, sightseeing, fishing, lodging, golf, Hotels, beautiful beaches, real estate and don’t forget the wonderful weather, we look forward to seeing you here. There are three types of markets when it comes to real estate…
Buyers Market - Sellers Market and a market that is in relative equilibrium.
Most of the country is currently in a “Buyers Market” for those of you that did not know. The characteristics of a buyers market is the high inverntory available and the falling prices that go with it.
The Flagler County Real Estate market conditions seem to be improving as some of the inventory is slowly depleting. As short sales and foreclosures seem to represent most of the “active” listings today, most buyers are unaware of the complications that go along with making an offer on a short sale. With a short sale, nothing is guaranteed, they sometimes take 6-9 months just to get a direct answer back as to whether the offer is “good enough” for them to accept.

Our biggest project here in Palm Coast right now is the “Town Center”. It is the talk of the town. The development has already been started and will be a couple of years before most of it is complete. We do have a new “Cobblestone Plaza” that will be opening up at the end of this month (July). It will have a Super Target, a few eateries and a bunch of different retail shops. It will resemble the “Cobblestone Plaza” in St Augustine but we have the Super Target in ours.
